IGB Architectural Design strives to provide a friendly and approachable details-driven design service for any project, whether it’s a residential home extension, a commercial office refurbishment, a new hospital department or anything in-between, our dedicated team can provide the personal touch for every client.

We will keep you up-to-date and informed at every stage of the project from initial site surveys and planning applications right through to the completed build. We want our clients to be in complete control of the project at every stage, confident that your vision will be created with every luxurious and exacting detail in place.

sTAGE 1 - Initital Customer Enquiry

The initial enquiry, which is completely free, typically entails an on-site visit or virtual meeting to discuss your ideas and ambitions for your project. This is usually a very productive session where we take the time to learn about your aspirations, where multiple options to establish a clear design brief for your project can be discussed and where clients can ask any questions they may have. Following this meeting, we will send a ‘Design Proposal’ to the client outlining the design brief with an associated design fee.

sTAGE 2 - Site Surveying & Concept Design

Upon acceptance of the ‘Design Proposal’, we present a series of concept design options, usually consisting of floor plans & elevation drawings, sample illustrations and imagery of suggested fixtures, details of construction materials and outline any required structural changes. Any existing buildings or plots that require a full measured survey are completed at a convenient time. This is a very collaborative and exciting stage where we invite our clients to give as much feedback as possible as we work together to arrive at the final designs in preparation for a planning application.

sTAGE 3 - Detailed Design & Planning Application

This stage comprises the production of all the required drawings and supporting information to accompany a planning application. This may include structural engineer’s comments, flora and fauna surveys, planning consultant’s reports, interior designer’s suggestions, rights-of-way considerations, highways and roads access or drainage design etc. Our team will work with all 3rd party consultants and deal with the planning application on your behalf, as well as dealing with any site meetings or queries from any local authority planning officers.

Stage 4 - Technical Design
& Building Control Application

Following planning permission being approved and any necessary planning conditions being discharged, IGB Architectural Design will produce a series of technical documents and associated construction drawings for your project down to the smallest detail, showing exactly how your project will be constructed and ensuring all the client’s goals and ideas from the previous stages are met. These drawings will be submitted to the relevant local authority building control department for Building Regulations approval.

Stage 5 - Tenders & Construction

After the relevant local authority building control department have approved the project, a schedule of works will be outlined and agreed between client, designers and potential contractors, including specifying preliminaries of how and when the project will be constructed, estimated timeframes for completion, expected quality of the finished build and implementation of any building contracts (usually JCT) for contractors to adhere to. Ensuring our clients are fully legal to proceed, works can now begin on-site.

Stage 6 - Project Management & Inspections

With all on-site requirements completed, works will commence with our team contacting site regularly to ensure steady progress. IGB Architectural Design can act as Contract Administrator conducting on-site works valuations and monthly contract payments on behalf of our clients if requested. As well as keeping the client updated throughout the build, we can oversee any snagging works, defects liability periods and further inspections typically 6 to 12 months after works are complete if required, allowing our clients to enjoy their property with peace of mind.

All our projects are a unique response to the individual ambitions, goals and ongoing feedback of each of our discerning clients and the characteristics of a specific site. Our team work very closely with all our clients to provide a personalized, flexible and adaptable design service to build ongoing relationships, particularly where we work with the same clients on multiple different projects.

We are always aware of the resources and ongoing running costs of buildings and are always seeking new ideas, products, design strategies and material details to allow for the most efficient and cost-effective building and maintenance programmes for our projects, for example, integrating ‘Passivhaus’ design details into our projects where possible.

OUR TEAM

IGB Architectural Design are based near Carlisle in northern Cumbria, overlooking the incredibly romantic and dramatic landscape of The Lake District National Park, where several members of the team can often be found wandering!

We have over 40 years of experience, working across multiple sectors on a wide variety of small and large projects across the UK and abroad. IGB Architectural Design have also worked collaboratively with multiple contractors, international project management companies, local structural engineering firms, landscaping consultants and interior designers etc, and are adept at building expanded team networks to take on larger and more complex projects when required.
