PLANNING PERMISSIONS
IGB Architectural Design have worked with hundreds of clients successfully guiding their projects through a seemingly overwhelming and complex planning system and have developed strong working relationships with many Local Authorities, planning officers, builders and contractors in order to keep our clients up-to-date at every stage of your project.
Listed Buildings Consent
Our team have completed sympathetic refurbishments of multiple Grade II & Grade II* listed buildings all requiring ‘Listed Buildings Consent’. This includes submitting extensive ‘Heritage Reports’ as well as completing projects located within sensitive areas such as 'Conservations Areas', ‘Areas of Outstanding Natural Beauty’ (AONB) and ‘National Parks’.
Building Regulation Approvals (England)
‘Building Regulation Approvals’ are completely different to ‘Planning Permissions’ but both are usually required for the vast majority of projects. Our team have a wide range of technical expertise and experience to produce complete technical drawing sets to meet and oftentimes exceed local and national guidelines.
Building Warrant Validations (Scotland)
The project approvals process is slightly different in Scotland where a ‘Building Warrant’ certification is normally required before any works can commence on-site. IGB Architectural Design have designed many varied projects across Scotland all requiring a ‘Building Warrant’
Measured Building & Site Surveys
Most projects will require a complete measured survey of either an existing building which is to be extended and remodelled or a plot of land that is to be built upon, this typically takes several hours and will be included in any design proposal if required, but our team can also offer this as a stand-alone service.
Project Management & Inspections
Our team can be involved as much or as little as each client requires and can offer a complete Project Management service if desired, whilst always keeping your construction budget in mind at every stage. We will also seek to mutually resolve any queries from any Building Control Site Inspections or on-site contractors.
